Oceanfront Properties

Properties on the Atlantic side of the island offer the most dramatic setting. The open Atlantic stretches to the horizon, sunrise views are spectacular, and direct ocean access is immediate from the dock or boat launch. Oceanfront homes in Islamorada sit on the eastern exposure of Upper or Lower Matecumbe Key, Plantation Key, or Windley Key.

Many of Islamorada’s most prestigious addresses are on the bay side.

Bayfront homes are ideal for kayakers, paddleboarders, and flats anglers who want immediate access to the backcountry without a long boat ride. The calmer waters also make bayfront docks more durable — wave action is minimal compared to the ocean side. Swimming, snorkeling in the shallows, and waterside entertaining are all more comfortable in the protected bay environment.

Bay-side properties can experience tidal flooding during extreme storm events, particularly from the southwest. However, the surge dynamics are generally less severe than open-ocean exposure. Insurance costs vary but are often modestly lower than comparable ocean-side properties.

Canal-Front Properties

Canal homes offer genuine waterfront living at a more accessible price point than open-water estates. Islamorada has a number of canal neighborhoods — particularly on Plantation Key — where homes sit on finger canals that provide protected dockage and boat access to the open water.

The critical variables with canal properties are water depth and bridge clearances. Some Islamorada canals are shallow — perfectly adequate for a flats skiff but not for a center console or sportfishing boat. Fixed bridges at canal entrances limit vessel height. Always measure both before committing to a canal property if your boat is a priority.

Canal homes typically range from $700,000 to $2.5 million, making them the most accessible entry point to genuine Islamorada waterfront living for buyers seeking direct boating access without the open-water price premium.
